Landlord Fees

FULLY MANAGED

Set up Fee: Agree the market rent and find a tenant; prepare particulars; marketing the property; accompanied viewings; interviewing; taking up references and preparation of tenancy agreement; collection of first month rent and deposit; protection of deposit via The Tenancy Deposit Scheme £540 (inc. VAT)

Monthly management fee: Collect and remit initial month’s rent, less set up fee; collect and remit the following monthly rents; pursue non-payment of rent and advise on rent arrears; deduct monthly commission; Advise all relevant utility providers of changes; undertake a minimum of two inspections per year and notify the landlord of outcome; arrange routine repairs and instruct contractors; hold keys throughout the tenancy. 14.4% (inc. VAT) i.e. 12% (plus VAT)

For example, if the rent is £500 pcm our monthly fee will be £72 which will be deducted from the rent and the remaining balance paid to the landlord via Faster Payment.

Tenancy Renewal Fee - at landlord’s request £144 (inc. VAT)

Deposit Disputes – dealing with matters arising and liaising with TDS £144 (inc. VAT) per hour

Legionaires’ Disease – if requested £60 (inc. VAT)
